Compared to many of the other capital cities across Canada’s provinces, the city of Regina is still downright affordable.


But, if you prefer the quiet of smaller suburban communities, the city of Regina may not be the right choice for you.


Luckily, the stunning Saskatchewan landscape that surrounds Regina is littered with plenty of small communities within an easy commute of the jobs and other conveniences of the city.


Here are 3 such communities located just outside of Regina that you may not have considered.


White City


Located a mere 12 kms east of Regina, White City is a fast growing town with a lot to offer homebuyers. In contrast to the city, lot sizes are a lot more generous and buyers are drawn the wide, gently winding streets, overhanging trees and friendly neighbours.


While the convenient big city shopping and other amenities will always be close at hand, White City has quite a lot to offer residents within its own boundary. Commercial development along Highway 1 hosts several well-known chain restaurants, not to mention grocery stores and other shopping opportunities.


In their downtime, residents can unwind at the White City Community Center that features a skate park and sports field. Also, we’d be remiss if we didn’t mention Aspen Links Country Club.

Emerald Park


Emerald Park is a neighbouring community to White City and shares many of the same commercial services. The development along Highway 1 provides residents access to top chain restaurants, great shopping and more.


Much like White City, Emerald Park real estate tends to boast larger lot sizes. If you share the vision of a family home with large backyard for the kids and family dog, this small community might be the perfect fit for you.


A recent boost in new development in the area also provides ample opportunity for new and experienced buyers to enter the housing market. Emerald Park is undoubtedly a community on the rise, so it’s a great time to jump aboard.

Lumsden


The scenic Qu’Appelle Valley is less than 30 kms northwest of Regina’s city center. At the heart of the valley, is Lumsden, a small community that offers big-time views of the valley that surrounds it.


The city makes for an incredible commuter community for Regina workers as well as an ideal home base for exploration of nearby Last Mountain Lake, the largest naturally occurring lake in this part of the province. The lake area offers numerous public beaches, incredible swimming spots not to mention incredible fishing, water skiing and other water sports.


Settlers first arrived in the area that would ultimately become Lumsden as early as 1881. This long, proud history means the community’s real estate market features a pleasing blend of well-established character homes as well as new builds.

What has been happening in the Regina Real Estate Market? Here is a brief look at what happened in October.


 


In the Regina and area MLS® System there were 256 reported sales which is up from 255 reported sales in 2018.  In Regina the 5 year average is 274 sales and the 10 year average is 291 sales.


 


Regina also saw 482 new listings which is 10.2 lower than the 537 new listings in October of 2018.  As of the end of October there were 1395 active residential listings for sale in Regina. 


 


 


 


We often get asked if we are in a buyer’s market or a seller’s market.  Balanced market conditions will see the ratio of sales to new listings sit around the 40-60 range. Below 40 would be considered a buyer’s market and over 60 would be considered a seller’s market. The ratio of sales to new listings for October was 53 which means we are sitting within the balanced market range.


 


In order to look at market trends over time we use a tool called the MLS® Home Price Index (HPI) which is more effect then using average or median prices. 


 


A mean average is the average  price obtained by dividing the total dollar volume of sales by the number of sales. In Regina there could be a month where several $750,000 plus homes sell and should this happen it is likely to drive up the average price when compared to months with fewer high end sales.  This also makes the market appear unstable.


 


 


 


 


The HPI measures the rate at which housing prices change over time taking into account the type of homes sold.  The HPI breaks down sales for single family homes, one storey homes, two storey homes, townhouses, apartments, and a composite of all types.


 


In October the Composite Benchmark price was $259,900.  This is down 6.8 from one year ago.  The Composite HPI Benchmark Price is down 12.6 from three years ago and 11.5 from five years ago.  The HPI Composite price is now at its lowest level since being adopted by the Association of Regina in 2012.

Why Is Everyone Moving To Regina?


Saskatchewan's capital, Regina, is a fast-growing city with a lot to offer current and future residents.


Some of the reasons people are moving to Regina include:


Employment: Regina has a robust economy, built on a base of raw-materials and agriculture, Regina is also a centre for entertainment, culture (do Riders fans count?), and education.


Low cost of living: Move to Regina and you can expect to pay some of the lowest rent and sales tax in the country. Houses are similarly priced - fully a third to one quarter the price of what you'll pay for similar properties in Vancouver.


Regina also offers a host of incentives for students (or families with students), like the Graduate Retention Program which promises to reimburse tuition for graduates that stay in Regina.


The Great Outdoors: Regina residents love their sports, enjoying everything from skiing, to fishing, to (of course) football. And all of this in one of Canada's sunniest major cities.


Balanced Lifestyle: Regina is great if you're looking for that sweet spot between small-town and big-city.


So now that you've decided to make the move, what's next?


Well, read on to make sure you have all of these points covered:


Step 1: Get Ready for the Weather


Yes I know we said that Regina is sunny, but it's also... unpredictable. Except for the winters - those are predictably cold.


Now, you may be from a place with similar weather, in which case you're ready to go. Otherwise, keep this information in mind and prepare accordingly.




Winters are snowy, windy, and temperatures can fall as low as -40'C (although the average is around -10'C).


Make sure you have the necessary equipment, like an ice-scraper, snow-shovel, boots, clothing and so on.


Get used to layering, as the shoulder seasons can surprise you.




Step 2: Decide Where You Want To Live


Regina is generally divided up into 5 broad regions: Central, North, South, East, and West.


These designations only match the cardinal points vaguely, so make sure to check a map.


You can find a handy neighborhood map of Regina here. 


Newer and more affluent communities tend to cluster around the edges, or along the river.


Young and single? Try Liberty Village, Argyle Park, Lakeview, or somewhere downtown.


Family? Consider Coronation Park, Qu'appelle Village, or Arcola East


Student? Whitmore Park is a safe bet.


If you're moving with children and schools are your focus, do some research on Regina's three school divisions:

Now you have some idea where you're moving to in Regina, how will you get all your stuff there?


Step 3: Find a Reputable, Canada-Wide Moving Company


If you're moving to Regina from out of town, you'll need a way to get your stuff there.


More than a small apartment's worth of stuff will probably require a professional moving company to make sure it gets where it needs to go safely and quickly (and with less work for you).

This probably should've been further up the list. Budgeting is important.

When you budget, be pessimistic, that way the only surprises are good ones.


Some unexpected moving costs to take into account:




You might not be able to cook right away, so budget for a few nights of takeout.


Entertainment . Especially important if you have kids. Also: daycare.


Cancellation fees. Which brings us to...




Step 5: Disconnect


There are many aspects of life that connect to your address. Now is the time to start switching these over to your new home in Regina.

Internet: Access Communications and SaskTel are the biggest providers in Regina.


You'll also need to pick up your Saskatchewan provincial health card if needed.


Getting connected isn't just about making sure the lights work.


It's also about plugging into your local community.

What has been happening in the Regina Real Estate Market? Here is a brief look at what happened in September.


 


In the Regina and area MLS® System there were 252 reports sales which is up from 195 reported sales in 2018.  Regina also saw 369 new listings and this gives us roughly 5.6 months of inventory.


 


We often get asked how long we think it will take to sell.  In September the average days on market was 65 which is up from 62 days in 2018, and 55 days in 2017.

On October 6th the Tourney Group participated in the CIBC Run for Cure in support of the Canadian Cancer Society and Breast Cancer Awareness.  In two short weeks of fundraising we were able to raise $1852.40.  We are overwhelmed by the generosity of our family, friends, and colleagues who donated and we cannot thank you enough.


 


We walked the 5KM with nearly 1400 participants who had been impacted in some way by breast cancer.  It was a powerful experience and it has inspired us to do more.  We have decided to expand our fundraising efforts for the Canadian Cancer Society and the CIBC Run for the Cure.

Community Events in Regina this June 2019


The temperatures are heating up and the end of another school year is in sight.  There is also no shortage of things happening in and around Regina this June.





Event Highlight - Supper in the Orchard


When: Every Friday and Saturday until October 13th.


Where: Over the Hills Orchard and Winery in Lumsden


Price: The Supper costs $70/person. Individual glasses of wine (5 oz glass) is $6, and non-alcoholic beverages (Cherry Spritzer/Coffee) are available for $3.50.  The wine pairing option (Each course is paired with 2oz of one of our wines) is $25.


 We have partnered with the Culinary Federation of Regina, to hold suppers here in the orchard Every Friday and Saturday, starting May 5th, a different local chef will create a multi-course supper using mainly ingredients from local farms and our orchard.  Most of the proceeds goes back to the Culinary Federation which sends their members to locations around the world for training and for competitions.

 Concerts and Performances in Regina


(June 1-30) Disney’s Beauty and The Beast.  Relive the magic of this Disney favourite live on stage.  1 -2 shows per day, except on Mondays.  (Globe Theatre).





 (June 1)  Into the Great Wide Open - A Tribute to Tom Petty.  A night dedicated to celebrating the late Tom Petty and his numerous contributions to Rock n Roll.  Doors open at 7:15pm.  (Casino Regina).


 (June 12-16th)  JazzFest Regina.  This annual event is intended to introduce the world of Jazz in all its forms to the city’s many residents.  The multi-day event will give all of Regina the opportunity to see and hear some of the best Jazz music available today.  For more information visit (http://jazzregina.ca).


 (June 6)  The Louisiana Hay Ride Show.  Come join the fun and help the lovable cast of the Louisiana Hayride Show celebrate 10 years of touring this show across western Canada You’ll hear the best country and rockabilly hits from the 50’s, 60’s and 70’s as they pay tribute to the historical radio program, The Louisiana Hayride with past favourites and new classics  The show starts at 7:30pm.  (Regina Preforming Arts Centre).


 (June 12-15)  Marjorie Prime. A thinker’s play, with a touch of weirdness and a fair amount of comedy. It’s the age of artificial intelligence, and 85-year-old Marjorie — a jumble of disparate, fading memories — has a new companion who’s programmed to feed the story of her life back to her.  Show starts at 7:30pm.  (Regina Preforming Arts Centre).


 (June 27)  The ABBA Show.  Direct from Australia, and following more than 5000 international shows, the world’s premier live ABBA tribute – The ABBA Show – is coming to town Far from being ‘just another cover band’, The ABBA Show is a full-scale theatrical production featuring 2.5 hours of live musical performances, a live backing band, replica costumes, theatrical lighting and effects and all the dancing an ABBA fan can handle. Doors open at 7:15pm.  (Casino Regina).


 (June 28).  Joe McHale.  Joel McHale is one of the most sought after comedians and actors in the industry. Most recently he can be seen in THE HAPPYTIME MURDERS and played former Community co-star Chevy Chase, in Netflix’s A FUTILE &amp; STUPID GESTURE opposite Will Forte.  Doors open at 6:15pm.  (Casino Regina).


 Food + Drink Events in Regina


 (June 1, 7, 8, 14, 15, 21, 22, 28, 29) Supper in the Orchard.  Every Friday and Saturday starting in May a different local chef will create a multi-course supper using mainly ingredients from local farms and our orchard.  Most of the proceeds goes back to the Culinary Federation which sends their members to locations around the world for training and for competitions. The evening starts on the outdoor patio (weather permitting) where you can enjoy a glass of wine or non-alcoholic beverage, and enjoy the outdoors and beautiful view of the valley. The night starts at 6pm.  (Over the Hill Orchards and Winery, Lumsden).

 (June 1) Shoppers LOVE.  You. Run for Woman.  We Walk and Run So Others Can Take the Next Step The SHOPPERS LOVE. YOU Run for Women is a 5K Run/Walk, 10K Run and Little Steps 1K taking place in 17 cities across Canada. The Shoppers LOVE. YOU. Run for Women supports Family Service Regina’s Art for the Heart program. The program promotes emotional well-being for women who are in need of healing due to trauma; it allows for therapeutic self-expression through creative arts and crafts.  (TC Douglas Place)


 (June 1)  Navy Bike Ride.  The Navy Bike Ride’s aims are to promote physical fitness, connect with the local communities. This fun family event is open to cyclists of all skill levels and all ages, including beginners. It’s a non-competitive ride that will take cyclists on a closed circuit around Regina. Bike trailers, child seats and trailer cycles are welcome so even the littlest members of the family can join in  Event runs from 10am - 12pm.  (HMCS Queen - 100 Navy Way).


 (June 2)  Regina Riot vs Saskatoon Valkyries.  Cheer on the Riot during the final home game of the season.  Game starts at 2pm.  (Mosaic Stadium).


  (June 6)  Saskatchewan Roughriders vs Winnipeg Bluebomers. Watch the Riders take on the Bluebombers in pre-season action.  Games starts at 7pm.  (Mosaic Stadium).


 (June 15)  Queen City Blitz.  The Queen City Blitz Flag Football Tournament in support of Special Olympics Saskatchewan is back Register your team of up to 10 for this official 5-on-5 Coed Flag Football Tournament Each team receives a 3-game guarantee, lunch, and swag Plus, prizes for the highest fundraising team and winning teams  (Mosaic Stadium).


 (June 15)  Light up the Lake.  Our second Light up the Lake in Saskatchewan This is an awesome evening 5K Run/Walk around Wascana Lake. Headlamps, hot chocolate and medals for all A great event for any ability and any age. Meet at the Queen Elizabeth II West Lawn between 8pm and 8:30pm.  (Legislative Building).

 (June 1, 5, 8, 12, 15, 19, 22, 26, 29) Regina Farmer’s Market. Enjoy a lovely morning outdoors in the City Square Plaza downtown Regina. Check out a variety of vendors including individuals and businesses that make, bake, grow, or design their products right here in Saskatchewan.  (June 1-2)  Victoria Tea.  Since 1991, Victorian teas are a long-held tradition at Government House. Hosted by the Government House Historical Society in the Henry Newlands Ballroom, they offer a unique setting for this time-honoured tradition. Tea times are June 1st and 2nd at 1 PM and 2:30 PM both days.  (Government House).


 (June 9)  Bike Roadeo.  Join us for our Bike Roadeo presented by SGI Grab your bike and come see the SGI Safety Squad at the RCMP Heritage Centre for bike and helmet inspections, bike games, safety trivia, prizes, and more  This free event runs from 11am - 5pm.  (RCMP Heritage Centre).


 


(June 15)  Bazaart.  Come and join the largest art show in all of Saskatchewan. Bazaart showcases lots of items and goods such as pieces of art from local and Canadian artists as well as authentic food prepared by local businesses in Regina. Also enjoy art activities inside the BMO Learning Centre.  The event runs from 10am-5pm.  (Mackenzie Art Gallery).


(June 19 - 21)  Farm Progress Show.  The only place you can see the latest and greatest in precision agriculture equipment and technology Located in Regina, Saskatchewan, Canada’s Farm Progress Show connects local producers and international customers with the latest in dry-land farming equipment, technology and innovation.  (Evraz Place).


 (June 29) Water Lantern Festival.  Take part in the Water Lantern Festival coming to Wascana Lake in Regina. Event includes food trucks and music from 6:30-9:30. 9:30-10:30 release your creative side as you will need to design a lantern to launch over the lake. Ballers Rec Room


Ballers Rec Room recently opened on the Dewdney strip and has been dubbed as the Chuck E Cheese for adults.  The Tourney Group recently hosted a fun night at Ballers and it was the most fun many of us have had in a long time.


As soon as you enter you will be blinded by the flashing lights of your favourite arcade games.  You can enjoy games like PacMan, Mario Cart, 4 Player Air Hockey, Basketball and much more.  Tokens are $0.50/each and each game is 1-4 tokens.


One of the best features is the indoor batting cages.  It doesn’t matter your skill or ability you are sure to have great time once your helmet is on and the bat is in your hands.  The cage can be rented for $35 for half an hour and $60 for an hour.

Regina Salseros ~ Dance Lessons


Nothing is more romantic then dancing with your partner.  Salsa dancing is also a great work out and the Latin music will keep you on your toes.


Regina Salseros offers a variety of different adult recreation classes.  They have a number of classes for all skill levels.  A great place to start is with the Salsa Fundamentals.  This is an 8 week course where you can learn the fundamentals of salsa timing, rhythm, footwork, and you are introduced to dancing with a partner.

Cross Country Skiing  


Saskatchewan has some of the best terrain for cross country skiing and some beautiful sights to explore.  There are opportunities to soak in the sun and enjoy the sparkling snow 


 


North


You will find groomed trails at Grieg Lake in Meadow Lake Provincial Park.  


There are over 30 km of trails with warm shelters along some routes at Little Red River Park just outside of Prince Albert.


At Anglin Lake in the Great Blue Heron Provincial Park there are 18 km of groomed trails with a warm up shelter.  It also connects to the Spruce River Highlands trail in Prince Albert National Park.


Prince Albert National Park has 12 trails of varying difficulty located throughout the park. 


Central 


Duck Mountain Provincial Park will challenge you with over 60 km of groomed trails, some with warm up shelters. 


Eb’s Trails in Duck Lake has 50 km of well-groomed trails that were developed by Eberhard Fass.  


South 


Located just minutes from Regina is the White Butte Trails Recreation Site with 13 km of trails in treed sections of gently rolling hills. 


In the Centre Block at Cypress Hills Interprovincial Park you will find 27 km of trails – 15 km of which are groomed. 


 


You don’t need to leave Regina to find some great trails.  Gather your skis and zip around Wascana Park or A.E. Wilson Park. Once you are finished you can enjoy hot chocolate at one of our locally owned Cafes.

(January 16) 26th Annual CFA Society Saskatchewan Forecast Dinner. The bestselling author of The Wealthy Barber, and former “Dragon” on CBC TV’s Dragon’s Den, David Chilton is this year’s keynote speaker.  This event has become the premier investment event of the year.  Networking starts at 4:30pm.  Tickets are $140 for a single ticket or $1400 for a corporate table of 10.  (Conexus Arts Centre).


(January 25) Beer Bacon Bands 2019.  Beer, Bacon, and live music aficionados units to sample delicious cold brew, taste unique bacon creations, and listen to incredible live music with a thousand of their closest friends.  Starts at 7pm.  (Conexus Arts Centre).

(January 6) Frozen in Time.  A show for the kids and the whole family to enjoy.  A show featuring a 3 character cast of the Snow Queen, Ice Princess, and their loveable friends.  Show times are 11am and 2pm.  (Conexus Arts Centre)


(January 11 - 13) Natural History Exhibition.  The Foundation for Animal Rescue and Education is combining forces with Little Ray’s Nature Centres to bring you this fun, educational, evening for all ages.  Educational event will feature over 30 live animal exhibits.  Open from 1pm - 8pm on the 11th, 10am-5pm on the 12th and 13th.  (Evraz Place)
